Project Overview

21 Moorfields is the 568,000 sq ft London headquarters of Deutsche Bank, located directly above Moorgate underground station. The high-end fit out spans 16 floors and includes open-plan offices, client meeting rooms, a chef’s table, trader floors, technology rooms, formal and informal restaurants, an auditorium, plantroom  levels and a dedicated wellness facility.

The building is also a structural first, supported by 16 super piles measuring 2.7 metres in diameter and driven 80 metres deep to bridge the underground station below. The project achieved BREEAM Excellent and LEED v3 Gold sustainability ratings.

The Challenge

As a major commercial headquarters with extensive MEP infrastructure, 21 Moorfields required robust commissioning coordination, system validation and close-out management across multiple floors and specialist environments.

Following a change in delivery circumstances, ENVIRO was appointed by Phoenix Mechanical Electrical to support the close-out of mechanical installation and commissioning activities, helping to establish system status, drive remedial works and support a smoother handover process.

ENVIRO was contracted to provide MEP commissioning management and validation services for the project close-out phase.

The scope included managing commissioning activity across 24/7 shift patterns, supporting remedial water treatment, maintaining continued water management through to floor close-out, driving HVAC balancing teams to completion and ensuring commissioning documentation was reviewed, approved and signed off.

Phoenix Mechanical Electrical delivered a comprehensive electrical services installation to support the operational demands of 21 Moorfields. This included small power, general power, UPS and lighting distribution boards, with dual supplies provided to key trader floors.

The wider installation included LV and MV fit out and distribution, general switchgear, base build MV supply, earthing and bonding, lighting control systems, general and emergency lighting, high-level power and cleaners’ circuits.

ENVIRO’s role focused on supporting the commissioning management, validation and close-out of MEP systems to help ensure the building could progress towards successful handover.
